What is a Lease Plan? |

A Lease Plan is a scale drawing of land and buildings described in your Lease. It also depicts areas which are shared in common with others and any rights of way that are granted. A Plan which illustrates the location of the property is also required to register your Lease with the Land Registry. This is included with all Wrightmans Plans. |

What is a Title Plan? |
|
|
|
|
|
The Title Plan is the second main document of title and is one of the two documents of Title. This official document is required for every registered property in England and Wales. The Title Plan includes the following details:

• General guide of property boundaries and location in relation to adjoining properties. |
|
|
|
• It often contains coloured markings referred to in the Register, and boundary markings. |
|
|
|
• Identification of any rights of way or rights of access. |
|
|
|
|

What is a Licensed Premises Plan? |
|
|
|
|
|
Since the introduction of the Licensing Act 2003, premises which are Licensed by the local authority for the sale and/or consumption of alcohol require a specific Plan . The Plan must include detials regarding health and safety and fire regulations. |

I already have a Lease. Why do I need a new Plan? |
|
|
|
|
|
Since the introduction of the Land Registration Act 2002
all new leases granted for terms over 7 years, or existing leases sold or assigned with 7 years left to run must now be registered with Land Registry, and as part of the registration a compliant Plan must be included. Therefore, if the Plan you have was prepared before 2002 it may not meet the required Land Registry standard. Wrightmans Plans are all prepared to BS1192 part 3 which is accepted by the Land Registry. |

How much does it cost to produce a Lease/Plan of your Title? |
|
|
|
|
|
The price for producing a Lease Plan or Plan of your Title varies for each individual property depending on its size and intricasy. At Wrightmans Plans every job is priced individually on the amount of time taken to survey the property and prepared the Plan. |

How long does it take to produce a Lease/ Plan of Title? |
|
|
|
|

We are normally able to survey a property within 2 days of receiving instruction to proceed and can despatch completed Land Registry compliant Plans within 2 days of our survey. However, we make every effort to provide a service to suit your timescales. Our record to date is 6 hours from survey to delivery on our customers desk. |

Can my Plans be emailed to me? |
|
|
|
|
|
Yes, our Plans can be emailed to you in either PDF or DXF format suitable for printing or compatible with industry standard CAD software. |
